Hill Studio is a sustainably built modern home that feels like a treehouse loft in the sky, offering an intimate connection to nature from every room. Larger-than-life 9-foot windows frame epic Catskill Mountain views, flooding the space with natural light and inspiration. You’ll love waking up in the king bed to the sunrise over the treetops, enjoying quiet mornings with coffee on your private balcony as mist rolls over the valley. By night, curl up on the plush rug for a cozy movie on the massive motorized projector screen, or step outside to stargaze around the Solo Stove fire pit.

This space was originally our own live/work studio, designed to spark creativity and invite relaxation – from the Eames lounge chair perfect for reading to the immersive projection screens and the curated vinyl collection. With its lofty ceilings, panoramic views, and creative touches, Hill Studio invites you to slow down, reconnect with your partner, and feel inspired by the beauty of the Catskills. It’s an upscale yet down-to-earth escape where modern design meets mountain tranquility.

Multiple workspaces (including a floating desk with a high-res monitor) and fast Wi-Fi create an amazing work-from-home or creative studio environment amid nature. Need room for your team? Add reservations for Zink Cabin (next door) and Cook House (8 minutes down the road) for two more bedrooms and private accommodations.

  With two bedrooms (one king, one queen) sleeping up to 4 guests, it’s great for a double-couple weekend or a small family adventure. Note: For larger gatherings, you can combine with Zink Cabin next door to accommodate everyone – while still enjoying privacy for each unit.

  Whether it’s fall foliage hikes, summer drives to swimming holes or cozy winter nights, Hill Studio is equipped for all seasons. (Just bring an AWD or 4WD vehicle in winter for the private road) It’s your all-season haven for Catskills exploration or hibernation.

• Modern Meets Nature
  This home was custom-designed for comfort and creativity in the middle of nature. Its open-plan layout and 9-foot windows give you a constant connection to the forest, mountains and sky outside, like a luxurious modern treehouse. Clean lines, white concrete floors, cedar ceilings and luxury eco-friendly linens reflect an upscale minimalist aesthetic that still feels warm and welcoming.
  
  
• Creative Tech Setup
  Enjoy not one but two motorized projection screens, turning the home into your private cinema or music video dance party at the push of a button. Stream your favorite shows or project your own creative work in a space built for both relaxation and inspiration. A Sonos sound system fills the house with music, and a record player adds an analog touch for audiophiles.
  
  
• Curated Furnishings
  Every piece in Hill Studio has a story. You’ll find iconic designer furniture and books throughout – from Flos designer lamps to the mid-century modern dining table we spent a year searching for. The decor is upscale yet playful, meant to ignite curiosity (spot the custom prototypes from our design studio!) and make you feel at home in a unique loft-style space.
  
  
• Sustainable & Thoughtful Design
  Built with sustainability in mind, the studio features energy-efficient systems like a solar array with backup battery, radiant floors, rock wool insulation and central air. We’ve integrated small touches like blackout shades on the skylights, and an infrared heater on the balcony so you can lounge outside on the Faye Toogood outdoor sofa with a sheepskin even on chilly evenings.

• Eat Well
  Plenty of space and tools in the open chef’s kitchen with 5 burner induction range and oven with air fry function, dishwasher, full-sized Fisher Paykel fridge/freezer with icemaker, Sous vide, Kitchenaid mixer, Pour over setup, and Nespresso with original pods. Dine indoors at the classic 70’s Kartell table, or outside with a view of the trees and the stars. If you feel like venturing out, great restaurants like Inness and Westwind Orchard are also within a 25 minute country drive.
  
  
• Immersive Media & Entertainment
  Massive motorized projection screens in both the living room and the primary bedroom with AppleTV, a curated selection of books and records, and custom playlists (or your own) to stream across the Sonos speakers throughout the house.
  
  
• Private Spa Experience
  An open rain shower with teak floor and a window that opens to a private view over the mountains, robes by Dusen Dusen, soaps by Grown Alchemist and Wonder Valley, premium pressed linens and bedding by Parachute, and a private balcony to unwind with a tea or coffee.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Twenty-five percent (25.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued. Grace period with free cancellation for 24 hours after booking if arrival is at least 72 hours away at time of booking.
