The Space

Cook House has been featured in Vogue, Curbed, and Remodelista, and it earns the attention. The renovation is minimal and purposeful. The aesthetic choices recede and you just feel at ease. It's a cottage, and it reads like one: intimate, warm, and with the particular quality of a place that's been cared for.

The kitchen is the center of gravity here. It's open to the living area, stocked for people who actually cook, and positioned so that chopping vegetables and listening to records doesn't feel like multitasking. It feels like the whole point. The covered front porch extends the living space outside in almost any weather; it's where coffee happens in the morning and dinner happens in the evening. There's a fire pit further out in the yard for later nights.

The bedroom has a king bed, a drop-down projection screen at the foot of the bed, and an en suite bathroom with a soaking tub and Wonder Valley products. Outside, there's a hot tub and an outdoor shower. Cook House is the most intimate of our properties, and it suits that quality. It's for two people (or one person who wants all of it to themselves) who want to slow down somewhere that rewards slowness.

And your reset begins before you unpack: every stay includes a welcome bottle or non-alcoholic treat, waiting when you arrive.

Good to Know

Cook House is just under 2.5 hours from NYC. A car is necessary. Vernooy Kill Falls, Ashokan Reservoir, and Minnewaska State Park are all 10 to 20 minutes away and offer hiking and scenic nature walks. Inness Restaurant and Spa, Westwind Orchard, and Arrowood Farm Brewery are all within 20 minutes.

The kitchen is stocked with organic pantry basics and spices — flour, sugar, rice, cinnamon, crushed red pepper, and more — for when inspiration strikes or you need a little something extra. If you're cooking something specific, we recommend bringing your own ingredients. Tetta's Market and Deli is the closest option for last-minute needs, though with a more limited selection. Accord Market and MyTown Marketplace in Stone Ridge are our go-to stops for a fuller shop. If you're driving up late, Shoprite in New Paltz is usually open until midnight (10pm on Sundays).

This property includes smart lighting with voice control, a drop-down projection screen, Sonos, and other contemporary systems that feel intuitive for guests comfortable with modern homes.

The AppleTV is set up for you to sign into your own streaming accounts. Our team resets every device between stays, but if you'd like to clear your accounts before checkout, there's an "Erase and Reset" app on the AppleTV that makes it easy.

The road is paved and gets reliably plowed in winter. Parking for up to two vehicles is available. EV charging: Tesla charger (max 32 amps) and a NEMA 14-50 outlet for other EVs (bring your own charge cable).

House Rules

• Check-in: 3pm. Check-out: 11am.
• Guests must sign our basic Guest Agreement after booking. Your arrival information and custom door code will be sent on the morning of check-in.
• Only registered guests may enter the property.
• Sorry, no pets.
• No parties or events.
• No smoking indoors. If smoking outside, please dispose of butts safely and off the property.
• Hot tub: please shower before use and always replace the cover when you're done.
• To help keep the floors and furnishings nice for everyone, we ask that guests remove outdoor shoes when entering.
• Bookings are for personal residential use only. Commercial photography, sponsored content, and video production require separate arrangements. Contact us for details.

Book With Confidence

We built this booking system so you don't have to go through a third-party platform. That means better rates for you and a more direct relationship with us. Here's what to expect:

• Payment is processed securely through Stripe. Your card details are never stored by us. Your stay is paid in full at booking: one simple charge, nothing to follow up on.
• Identity verification is required for all bookings, handled securely through Truvi. You'll receive a verification link shortly after booking.
• Reduced rates for stays of 7 nights or more are automatically applied at checkout.
• Early check-in and late check-out may be available for an additional fee of $150, but cannot be confirmed until the evening before your arrival or departure. Because we only have one of each property, availability depends entirely on the bookings immediately before and after yours.
• Cancellation and date changes: All bookings are final. We don't offer refunds or date changes, which is why we strongly recommend adding travel insurance at checkout. It's the simplest way to protect your trip against the unexpected: job changes, illness, family emergencies. It gives you a real channel for recourse if life gets in the way.
• Travel insurance is available through Rental Guardian at checkout. You can review their full coverage overview before completing your booking.
• Have a question before booking? Use the Comments/Questions field and hit Inquire. We'll follow up with everything you need and can convert your inquiry to a booking directly.
• We're reachable by SMS (US numbers). Once your booking is confirmed, you'll get a first message from us. Use that thread for anything: questions, planning, recommendations. Responses typically arrive within minutes; for booking changes, we'll follow up as soon as we're available. On the morning of check-in, we'll send your custom door code through the same thread. If you have a non-US number, we'll follow up via email instead.
